RFQ - Yountville Commons Project Design-Build

The Town of Yountville invites Statements of Qualifications (SOQs) from experienced Design-Build Entities for the Yountville Commons project. This is a once-in-a-generation opportunity to create a civic and residential neighborhood that preserves heritage trees, integrates cultural amenities, and delivers 125 workforce homes. This RFQ is issued under California Public Contract Code §§ 22160–22169 (click to follow link) as a two-phase procurement (RFQ → RFP) and Town of Yountville Resolution # 25-4371 (click to follow link), both documents incorporated by reference herein. At this qualifications stage, the Town seeks capable partners with proven multi-stage phasing expertise on occupied or access-constrained sites. Detailed pricing is not requested at this time. Respondents must instead provide examples of comparable projects, including cost and schedule outcomes, to demonstrate current market literacy.

Engineer’s Estimate: The Town will not publish a project budget or request ROM pricing. Instead, Offerors shall submit comparable project cost data from recently delivered projects to demonstrate market knowledge and industry trends. The Town estimates the range of total project cost to be $40-$60 million. The phasing of the project will be critical to the funding, potentially financing, of the work.
